This Code applies to every agent, broker, agency, and developer with a Habivista account. It builds on Ghana's Real Estate Agency Act, 2020 (Act 1047) and our Acceptable Use Policy.

1. Licensing & identity

Maintain a valid licence with the Ghana Real Estate Authority where required for your activities.
Display your licence number truthfully on your Habivista profile and your listings.
Do not misrepresent your relationship to a property — agent, sub-agent, owner, or referrer.

2. Honest representation

Quote prices that reflect what the seller or landlord is actually willing to accept.
Disclose material defects you are aware of (structural, legal, encroachment) before deposit.
Use only photos and 3D tours that depict the actual property — see listing standards.

3. Client funds

Hold deposits in a separate account from your operating funds.
Issue receipts for every payment received from a client.
Use Habivista's escrow flow for tenant deposits where the parties opt in — do not pressure them to bypass it.

4. Fair housing

You may not discriminate against tenants or buyers on prohibited grounds. State legitimate, non-discriminatory criteria instead. See listing standards section 3 for examples of language that will be flagged.

5. Confidentiality

Do not disclose the personal information of clients or counterparties beyond what is needed for the transaction.
Do not disclose property security details (alarm codes, lockbox codes) outside the parties involved in a viewing.

6. Off-platform conduct

Do not solicit Habivista users to transact off-platform on Habivista-originated leads — this is fee-circumvention and violates the Terms.
Do not use information obtained through Habivista to build competing databases or to spam users.

7. Cooperation with moderation

Respond promptly to moderation queries. If a listing is flagged, address the issue or appeal it through the documented process. Repeated non-cooperation is grounds for suspension.

Permanent ban & reporting to the Real Estate Authority

9. Reporting

Report Code violations by another agent to trust@habivista.com. We treat reports confidentially.
